RESIDENCE IN ROMANIA
Romania is one of the few EU and Schengen countries where residence through investment is still within reach. With the right structure, the threshold starts at €50,000.
There is no article in the law that grants residence for buying property. Residence follows when the property is placed inside the right structure. ABTürk knows that structure, builds it and manages the process end to end.
WHAT IT GIVES YOU
The right to live in Romania legally, run your company in your own name and handle banking and administration in person. Romania has been an EU member since 2007 and a full part of the Schengen area since 2024–2025; a residence permit is an address inside Europe.
Residence is first granted for one year and extended for as long as the investment continues. After five uninterrupted years you apply for long-term residence, which is open-ended. The route is planned for that from day one.
TWO ROUTES
FROM €50,000
At least €50,000 of capital brought into a company established in Romania, and residence obtained as that company's administrator. There is no job-creation requirement. The capital becomes a property used for the business: a plot with premises on it, a rental home, a small commercial unit. For an investor with €50,000–100,000 this is the main route, and most opportunities in the ABTürk portfolio are selected against this threshold.
FROM €100,000
Residence as a shareholder or partner of the company, based on a business plan with investment and employment. The threshold is €100,000 for an SRL and €150,000 for an SA. Above €500,000 of investment, permits are issued for three years at a time instead of one. This is the route for development projects, commercial property and operating businesses.
On both routes the property is the vehicle, not the residence itself. In the first consultation we tell you plainly which route fits you, which property fits which structure and how the conditions are met. The details are shared with you as the structure is built; the method as a whole is our job.

From your budget, goal and personal situation we determine which of the two routes fits. If none does, we say so at the start.

The company, its capital and its activity are designed to match the chosen property, and the property is placed inside the structure the way the regulations require.

The file is prepared with licensed immigration and legal professionals in Romania; application, entry and the residence card are followed through.

The company's activity, accounts and the documentation of the investment are maintained every year. After five years the long-term residence application is filed.
WHO DOES WHAT
Not on its own; no article of the law grants residence in exchange for property. But from €50,000, a property bought inside the right structure becomes the basis of a residence application. What makes the difference is not the property but the structure it is placed in.
The administrator route. The capital goes into the Romanian company, becomes a property used for the business, and you obtain residence as the company's administrator. There is no employment requirement.
The first permit usually follows a few months after company formation and the visa calendar; in the consultation we give a realistic timeline for your case. Extensions are yearly; after five uninterrupted years you apply for open-ended long-term residence.
No. The decision belongs to the Romanian authorities. What we do is make sure the file meets every condition the regulations set and that the process runs in the right order; we never propose a structure that would not be accepted.
